01
Phone Triage
You describe what you are seeing: live roaches, droppings, a musty odor, or bites. We ask about the building type, whether it is a multi-unit, and where the roaches show up. That call takes five minutes and tells us whether to bring a fogger, a dust applicator, or just bait stations and glue boards.
02
On-Site Inspection
A licensed technician walks the kitchen, bathrooms, basement, and any shared walls. We pull the fridge, check under the sink, and inspect the water heater closet. We look for frass, egg cases, and grease trails, and we use a flashlight and mirror to check voids we cannot see into directly. Inspection runs 20 to 40 minutes.
03
Targeted Treatment
We place gel bait at harborage points, dust the wall voids with diatomaceous earth or boric acid, and apply a residual insecticide along cracks and pipe penetrations. Growth regulators go down to break the breeding cycle. We do not broadcast spray open floors. Treatment takes one to three hours depending on square footage and severity.
04
Sealing and Exclusion
We seal gaps around plumbing, electrical runs, and foundation sills with sealants rated for pest exclusion. This is the step most companies skip. Without it, roaches walk back in from a neighbor's unit or the crawlspace within weeks. Sealing adds 30 to 60 minutes to the visit.
05
Follow-Up and Monitoring
We return in 10 to 14 days to check glue boards, refresh bait, and confirm the population is collapsing. If monitoring shows activity, we treat again at no extra charge under our warranty. Most Granby homes need two visits; heavy multi-unit infestations may need three.
